Am I protected by the RTA if I own my mobile home but rent the lot?
Yes, land lease communities (where you own the home but rent the land) are covered by the RTA. You have tenant rights for the land/lot portion. The park owner cannot evict you without going through the LTB process.
Can a mobile home park increase my lot rent?
Yes, but the same rent increase rules apply as regular tenancies. For rent-controlled sites, increases are limited to the guideline unless the landlord gets AGI approval. Exempt sites have no increase limits.
What if the park owner wants me to remove my mobile home?
The park owner must obtain an eviction order from the LTB. Even then, they cannot remove your home - you own it. If evicted, you have the right to sell the home in place or remove it yourself. The park cannot seize your home for unpaid rent.
How long will this affect my insurance?
A traffic conviction typically affects insurance rates for 3 years from conviction date. Impact varies by insurer and offence. Fighting often costs less than long-term insurance increase.
