You can give 60 days notice to end a monthly tenancy anytime. For fixed-term leases, you can: assign your lease to someone else (landlord can't unreasonably refuse), negotiate mutual termination, or leave and remain liable until the unit is re-rented.
You remain liable for rent until the lease ends OR the landlord re-rents, whichever comes first. The landlord must make reasonable efforts to re-rent (mitigate damages) but can pursue you in Small Claims Court for unpaid rent and costs.
Landlords can only refuse assignment for reasonable grounds (like poor references). If they refuse all assignments without reason, you can give 30 days notice to terminate early. Get refusals in writing and document your assignment efforts.
